My Partner and I have a home on the waterfront – and we love to take our boat around the Intracoastal, along the many canals and out to the ocean.
Waterfront Homes here in Ft Lauderdale can be deepwater homes, Intracoastal Homes, Homes with Fixed Bridges allowing larger boats and homes with fixed bridges allowing for only small boats and kayaks.
Currently the MLS records 712 waterfront homes for sale that are ocean access homes.
Home prices vary accordingly – typically home prices for ocean access homes where you can have 16ft -20ft boat start around $450,000.

We can see from the report that the median price for a waterfront home is $692,000 – this being for a 4 bedroom 3 bathroom waterfront home of 2585 square feet – with a list price to square foot price of $238.00
Note: In our last report the median was $725,000 – this being for a 4 bedroom 3 bathroom home of 2673 square feet.

Q: So what are the range of prices for waterfront homes if we want to be in gay friendly neighborhood and want have a home with ocean access!!!
Prices for ocean access waterfront homes range from around $450,000 for a home with say 2-3 fixed bridges – prices go up from there!

Q: Are their many Waterfront Homes and Canal Homes in the more popular gay friendly neighborhoods?
Yes there are Coral Ridge offers a great selection of deep-water homes and Wilton Manors and Oakland Park offers fixed bridge homes with ocean access – I cover these neighborhoods in more detail below.
This range of prices and waterfront options really makes waterfront living attractive to many Gay and LGBT buyers.

We can see from this report that the median prices for an ocean access waterfront home in:
- Coral Ridge is $1,822,000 – this being for a 4 bedroom 3 bathroom home of 4010 square feet with a list price to square foot price of $518.00
- Wilton Manors is $515,000 – this being for a 3 bedroom 2 bathroom home of 1955 square feet with a list price to square foot price of $279.00
- Oakland Park is $267,400 – this being for a 3 bedroom 2 bathroom home of 1477 square feet with a list price to square foot price of $185.00
Again the wide variance in prices reflects the nature of the neighborhood and its waterfront / ocean access – from deep water non fixed bridge access in Coral Ridge to much more limited access with more fixed bridges in Oakland Park.

You will note that nearly 40% of the waterfront homes for sale are luxury homes priced at $1 Million or more.
It is important to note the range of inventory for sale across all price points from $450,000 upwards – especially if you want to have a boat and to be able to also have ocean access!
Also important for those that just love the idea of a waterfront home and waterfront living – are the range of options priced under $450,000 – with nearly 263 homes or over 1/3rd of all waterfront homes being in this price range – typically these are home with more limited ocean access – ie: more fixed bridges and lower fixed bridges, which limit the size of boat you can have.
