The number of Fort Lauderdale homes for sale in this price range is well up from the 1910 homes for sale in this price range as in our last post for October 2018 / November 2018

We can see from this report that there is a good spread of inventory across all price points

What is also important to note – and something as a Fort Lauderdale Gay Realtor that I point out to my Gay and LGBT clients – is that while there is a good range of homes for sale across all price points..

Homes in this price range in the most popular gay friendly neighborhoods will often be smaller in both square footage AND in the number of bedrooms! 

Typically homes in this price range are also likely to include many mid-century homes and mid-century homes that have been upgraded/updated.

Working with Gay Realtors and hunting homes based solely on price can be challenging as it sets expectation – and while we here in Ft Lauderdale have many lovely larger new construction homes

They are often then to be in neighborhood and communities spread across Greater Fort Lauderdale vs in some of the more popular neighborhoods here in Fort Lauderdale central!

I set out below a guide to prices by bedroom – as a real estate agent I often find this information helps my clients when they are thinking and comparing homes based on square foot prices.

Median Prices

I present a summary of median prices for homes priced between $400,000 and $800,000 based on bedrooms – we do this as it gives both buyers and sellers a great guide based on square footage and square foot prices.

  • The median for 2 Bedroom Fort Lauderdale homes in this price range is $519,750 – this being based on a 2 bedroom 2 bathroom home of 1488 square feet with a list price to square foot price of $356.00.  In our last post the median for 2 Bedroom Fort Lauderdale homes in this price range was higher at $531,990 – this being based on a 2 bedroom 2 bathroom home of 1575 square feet with a list price to square foot price of $360.00.
  • The median for 3 Bedroom Fort Lauderdale homes in this price range is $499,000 this being based on a 3 bedroom 2 bathroom home of 1923 square feet with a list price to square foot price of $269.00.  In our last post the median for 3 Bedroom Fort Lauderdale homes in this price range was ever so slightly higher at $499,999 – this being based on a 3 bedroom 2 bathroom home of 1937 square feet with a list price to square foot price of $267.00.
  • The median for 4 Bedroom Fort Lauderdale homes in this price range is $499,901 this being based on a 4 bedroom 3 bathroom home of 2522 square feet with a list price to square foot price of $205.00.  In our last post the median for 4 Bedroom Fort Lauderdale homes in this price range was higher at $515,990 – this being based on a 4 bedroom 3 bathroom home of 2550 square feet with a list price to square foot price of $206.00.

There are 108 x 2 bedroom homes in this price range currently for sale here in Fort Lauderdale – with prices ranging from $400,000 to $790,000!

The number of 2 bedroom home is slightly higher than our last post when there were 105 x 2 bedroom homes for sale in this price range!

The median list price this month is up from our last post in October 2018 / November 2018 when the median was $531,990 – this being for a home of 1575 square feet

Typically 2 bedroom homes in this price range average around 1500 – 1800 square feet!

3 Bedroom Homes

There are 677 x 3 bedroom homes in this price range currently for sale here in Fort Lauderdale – with prices ranging for exactly $400,000 to exactly $800,000.

The number of 3 bedroom homes for sale in this price range is well up from the 596 x 3 bedroom homes for sale as in our last post!

This is down a little from our last post when the median was $499,999 – this being for a home of 1937 square feet

Typically 3 bedroom homes in this price range average around 1920 – 2050 square feet!

4 Bedroom Homes

There are 834 x 4 bedroom homes in this price range currently for sale here in Fort Lauderdale – with prices ranging from $400,000 to $799,000 – the same as in our last post!

The number of 4 bedroom homes for sale is up from 801 x 4 bedroom homes for sale as in our last post!

The median in our last post was $515,990 – this being for a home of 2550 square feet

Typically 4 bedroom homes in this price range average around 2500 – 2600 square feet!

Note Their is an absolute trade-off between location and home size when it comes to 4 bedroom homes.

Typically 4 bedroom homes in popular gay friendly neighborhoods in this price range are older, much smaller and have a much higher sq ft price.

This is a very important consideration for Gay and LGBT home buyers – and as a Fort Lauderdale Realtor I have seen a number of buyers opt to purchase larger homes far away from the popular gay neighborhoods and other who settle for much smaller homes right in the heart of some of the most popular Gay Friendly Fort Lauderdale neighborhoods!

In each post I like to feature a popular gay friendly neighborhood.

One of the most popular neighborhoods with Fort Lauderdale Gay Realtors including myself is Wilton Manors.

This city was number as having the 2nd highest gay population per capita in the USA.  This is a  great neighborhood set between the North and South forks of the Middle River.  

Wilton Manors has a great range of gay and gay friendly dining, shopping and entertainment options along Wilton Drive.

Currently in the popular and gay friendly neighborhood of Wilton Manors here in Fort Lauderdale there are 45 homes for sale in this price range – this is up from the 40 x Wilton Manors homes for sale in this price range as in our last post!

It is important to note that the inventory of homes for sale in Wilton Manors is steadily declining as this increasing popular gay friendly neighborhood attracts more and more buyers!

  • Average price for a single family home in this price range here in Wilton Manors is $527,087  this being for a 3 bedroom 2 bathroom home of 1710 square feet.  In our last post the average price for a single family home in this price range here in Wilton Manors was higher at $565,627 – this being for a 3 bedroom 2 bathroom home of 1775 square feet.
  • Median price for a single family in this price range here in gay friendly Wilton Manors is $485,000 – this being for a 3 bedroom 2 bathroom home of 1674 square feet.  In our last post the median price for a single family in this price range here in gay friendly Wilton Manors was higher at $549,000 – this being for a 3 bedroom 2 bathroom home of 1674 square feet.

We can also see that the lowest price home is offered for sale in this price range is $400,000 – this being a 2 bedroom 1 bathroom home, and that the most expensive home for sale is offered for sale in this price range is offered for sale for $795,000 – this being a 5 bedroom 3 bathroom home.

Fort Lauderdale gay realtors will agree that this popular gay friendly community is one of the most popular choices for Gay and LGBT buyers – especially if your looking to purchase a Fort Lauderdale home in the price range of $400,000 – $800,000.
