Some of the biggest increases in median prices include the neighborhoods of:  Wilton Manors, Coral Ridge, Poinsettia Heights and Pompano Beach!

We can see from this report that median home prices range from $316,250 in Oakland Park to a high of $630,200 in sought after “East” Wilton Manors.

In our last post median prices were:

Lower at $585,000 in East Wilton Manorsmedian prices being for a 3 bedroom 2 bathroom home of 1908 square feet.

Higher at $419,900 in Wilton Manors / Oakland Parkmedian prices being for a 3 bedroom 2 bathroom home of 1624 square feet

Higher at $349,000 in Oakland Pricemedian prices being for a 3 bedroom 2 bathroom home of 1470 square feet.

Here are some of my thoughts on these popular gay friendly neighborhoods Fort Lauderdale

East Wilton Manors

East Wilton Manors is an increasingly upscale neighborhood with many waterfront homes and a few upscale condominiums including Wilton Station.

Here is the market analysis report showing median prices for ALL single family homes, waterfront homes and non-waterfront homes here in East Wilton Manors

We can see from this report that the median price for:

  • All homes for sale here in East Wilton Manors is $630,200 – this being for a 3 bedroom 2 bathroom home of 1973 square feet with a list price to square foot price of $333.00 – In our last post the median for all homes for sale here in East Wilton Manors was $45,000 lower at $585,000 – this being for a 3 bedroom 2 bathroom home of 1908 square feet with a list price to square foot price of $310.00
  • Waterfront homes for sale here in East Wilton Manors is $683,650 this being for a 3 bedroom 2 bathroom home of 1973 square feet with a list price to square foot price of $350.00 – In our last post the median for waterfront homes for sale here in East Wilton Manors was over $38,000 lower at $645,000 – this being for a 3 bedroom 2 bathroom home of 1923 square feet with a list price to square foot price of $352.00
  • Non-Waterfront homes for sale here in East Wilton Manors is $543,250 – this being for a 3 bedroom 2 bathroom home of 1859 square feet with a list price to square foot price of $290.00 – In our last post the median for non-waterfront homes for sale here in East Wilton Manors was over $28,000 lower at $514,450 – this being for a 3 bedroom 2 bathroom home of 1745 square feet with a list price to square foot price of $288.00

As a Fort Lauderdale Gay Realtor I still find that East Wilton Manors offers real value if you’re looking for waterfront homes with ocean access – especially when compared to neighborhoods like Coral Ridge.

This gay friendly neighborhood still has many homes – both waterfront and non-waterfront that are original and/or in need of updating.  

Non waterfront homes often priced in the $400,000 plus price range once updated can sell in the $500,000 – $600,000 plus price range – waterfront homes for even more!

Wilton Manors and Oakland Park

With Wilton Drive as the heart of most things gay here in Fort Lauderdale – these “sister” cities are home to a huge gay population.

As a Realtor I find that for home buyers who aren’t waterfront focused that Central Wilton Manors and Central and East Oakland Park are very popular with gay buyers.

West Wilton Manors is also on the move – and prices here have been rising rapidly!

West Wilton Manors homes tend to have a larger foot print and many of them offer garages – which appeals to buyers.

I am noticing an increasing number of gay buyers purchasing and renovating homes in this great gay friendly neighborhood!

Oakland Park

Oakland Park itself is really progressing – in fact many Fort Lauderdale Realtors both gay and straight are amazed at the growth and development this neighborhood is enjoying – especially Central and East Oakland Park.

Many Fort Lauderdale Gay Realtors will agree with me that this is one neighborhood you really need to explore.

  • Waterfront homes for sale here in Oakland Park is $394,900 – this being for a 3 bedroom 2 bathroom home of 1860 square feet with a list price to square foot price of $230.00 – In our last post the median for waterfront homes for sale here in Oakland Park was a little higher at $399,999 – this however was for a much smaller 3 bedroom 2 bathroom home of 1563 square feet with a list price to square foot price of $255.00
  • Non-Waterfront homes for sale here in Oakland Park is $299,000 – this being for a 3 bedroom 2 bathroom home of 1375 square feet with a list price to square foot price of $223.00 – In our last post the median for non-waterfront homes for sale here in Oakland Park was $25,000 higher at $324,000 – this being for a larger 3 bedroom 2 bathroom home of 1469 square feet with a list price to square foot price of $228.00

As a Fort Lauderdale Gay Realtor I find that Oakland Park offers real value if you’re looking to be close to all the action and entertainment options of Wilton Drive in Wilton Manors.
