This is my Gay Fort Lauderdale Realtors Guide to New Construction Homes here in Ft Lauderdale – homes built or being and completed in either 2014 or 2015.
There are currently 96 new construction single family homes for sale in the MLS – with a wide range of prices from under $300,000 to well over 16 Million.
Of these 96 homes for sale – 52 are priced at over $1 Million dollars and 39 are waterfront homes.

There are currently 96 new construction homes for sale here in Greater Fort Lauderdale.
The market analysis report for these single family homes is presented below.
We can see from this report that the average price for a new construction home here in Ft Lauderdale is $2,071,047 and the median is $1,239,500.
Most of us Fort Lauderdale Realtors will however tell you that these number do not provide a fair picture of the market here for New Construction.
The pricing guide below gives us far more insight into new construction.

The pricing guide for new construction homes currently for sale and listed on the MLS is presented below.

We can see from this report that while the bulk of new construction homes (52 homes) are priced at $1,000,000 or over – there is still a good spread of new construction homes priced under $1 Million with 41 homes falling into this category.
As one of our companies Top Fort Lauderdale Realtors / Real Estate Agents – I find that some of my buyers – buyers are initially “put off” by the million dollar median price point – so the pricing guide above is really useful.
Important to note however is that there is often times not a lot of choice in each price range so it pays to be right on top of this real estate niche – new construction.
Most Fort Lauderdale realtors who deal in new construction will agree that being in “first” and “fast” with a building who is planning or has just commenced a new construction home is the “ideal” – as there is still time to allow you the buyer to customize or fine tune the home, the layout and the interior fit-out.
Many of my Gay and LGBT buyers will attest too – as it can save a lot of time and money down the track as it allows you the buyer to work together with the builder to really create your ideal dream home.
New Construction Waterfront Homes for Sale
Fort Lauderdale is the Venice of America – and waterfront living is in high demand.
We currently have 39 new construction waterfront homes for sale.
The market analysis report for waterfront new construction homes for sale is presented below.
Again many Fort Lauderdale Realtors will tell you – buyers can sometimes “shy away” from waterfront homes thinking they are simply to expensive – but as we can see prices actually start from around $600,000 upwards.
The median price for $2,500,000 is for a 5 bedroom 5 bathroom home of approx 5855 square feet – with a list price to square foot price of $537.00
