Wilton Manors is a very gay friendly city and has one of the largest gay populations per capita in the USA.
As a gay Fort Lauderdale Realtor myself, my partner and I actually choose Wilton Manors as the city to call home and my office is located right on Wilton Drive – home to many gay bars, restaurants and more.
I know that many of my gay Realtor colleagues will also agree with me when I say that Wilton Manors is one of the most popular and sought after gay friendly communities here in both Fort Lauderdale and South Florida.
The popularity of this neighborhood with gay and LGBT buyers has really impacted on prices – especially over the last few years.
Wilton Manors Homes Prices
Up 69% from 2012 – 2017
The increasing popularity of Wilton Manors as a gay friendly neighborhood has really impacted on home prices – resulting in an increase of 69% or $180,100 in sales prices in just 5 short years!
We can see this increase in the chart above and table below:

We can see from this table how median sales price in 2012 for Wilton Manors homes were $259,900.
We can then track the increases in median prices upto and including 2017 (year to date) when the median sales price as at time of writing this post was $440,000.
This increase in median sales price from $259,900 to $440,000 is an increase of $180,100 or a “HUGE” 69% increase!
It is important to note that not only have median prices increased by 69% during this period – but median Days on Market have also dropped – decreasing by over 50%!

The increasing popularity of Wilton Manors as a gay friendly neighborhood has not only impacted on home prices – resulting in an increase of 69% – it has also seen the DOM or Days on Market for homes sold drop – down by 51%.
Days on market is the time from when the home was listed for sale till the date the home sold AND then closed!
We can see this decrease in the chart above and table below:

We can see from this table how median days on market in 2012 for Wilton Manors homes was 92 days.
We can then track the days on market upto and including 2017 (year to date) when the median days on market as at time of writing this post was just 45 days
This decrease in median days on market from 92 days to 45 day is a decrease of 47 days on market a drop of 51%
Wilton Manors is a great community – and the city has plan to continue to improve.
There are new condominium / town home developments in the pipeline and Wilton Drive is slowly but surely becoming more of a Main Street and more pedestrian friendly.
Both Wilton Manors and Fort Lauderdale actively market to the Gay and LGBT communities not only locally but also across the USA.
Most Fort Lauderdale Realtors both gay and straight recognize Wilton Manors as one of the most gay friendly neighborhoods in Fort Lauderdale / South Florida.
The improvement of the City combined with increased awareness is attracting more and more gay buyers to both Wilton Manors and surrounding neigborhoods.
Many Gay and LGBT buyers invest in improving their Wilton Manors homes, adding new kitchens, bathrooms, pools and more.
These improvements add real value to the home and impact on home prices overall!
As a result I only see median sales prices for Wilton Manors Homes continuing to rise – and I predict that they will soon be above $500,000!
