While median price increase from March 2013 to March 2014 for a single family home was 16% – we can see from this report that the price increases in popular gay friendly neighborhoods in Fort Lauderdale varied from less than 1% to 100%

These prices increases reflect the real estate market moving / surging in some sectors while remaining flat in others.

Typically single family home prices in popular gay friendly neighborhood increased by around 20% – 30% – but in North Andrews Garden and Sea Ranch Lakes – prices surged.

In North Andrews Gardens median home price rose by $69,750 – from $160,250 in March 2013 to $230,000 in March 2014.

In Sea Ranch Lakes prices also surged – from a median of $725,000 in 2013 to a median of $1,750,000 in March 2014 – an increase of 100%

Note: Overall Prices in two very popular Gay Friendly Neighborhoods – surprised many commentators with less than 10% Growth.

The neighborhood of Coral Ridge had less than 1% growth in median prices – while the neighborhood of Ft Lauderdale Beach had just 7% growth.

* There were just 5 homes sold in Sea Ranch Lakes in the last 12 months – and 13 in the prior 12 months.
