Wilton Manors / Oakland Park

Wilton Manors and Oakland Park as shown in the map below are two “sister cities” that are home to a strong and vibrant Gay / LGBT community.

Once Wilton Manors was “the” gay destination but this has now spilled over into Oakland Park and both cities now are home to many gay/gay friendly business and entertainment/dining options.

Both cities also host and coordinate Gay and LGBT events including the popular Gay Pride Festival.

The two cities enjoy a great location – close to downtown Fort Lauderdale and the famous gay beach – Sebastian Beach.

They are both approx 20-30 minutes drive from Ft Lauderdale Airport.

There are currently 233 condos / town homes for sale here in the sister cities of Wilton Manors and Oakland Park – which is down slightly from the 238 condos for sale in our last report for February / March 2016

We can see from this report that the average list price for a condo is $178,341 and the median price is $129,900

Despite a softening this month, notice how prices have risen.

Median price up by over $13,000 or by 11% since June / July of 2015!

  • In our last report for February / March the average list price for a condo was $184,319 and the median price is $134,950
  • In our report for June / July 2015 the average list price for a condo was $144,158 and the median price is $116,708

We can see from this report that the median price for a condo in Wilton Manors is $269,900 and the median price for a condo in Oakland Park is $119,000.

Important to note is that median prices for Wilton Manors Condos for sale are over $150,000 more expensive than is the median for Oakland Park condos for sale.

In our last post the median price for a condo in Wilton Manors was lower at $254,450 and the median price for a condo in Oakland Park was the same at $119,000.

These 145 condo units account for 60% of all condos currently for sale in Wilton Manors / Oakland Park!

Most Fort Lauderdale Gay Realtors / Real Estate agents who know this neighborhood will concur that it is this “absolute affordability factor” that continues to attract many Gay and LGBT buyers to the sister cities.

Literally you can see how neighborhoods and complexes are changing as more and more gay buyers enter the market.

Again it is important to note is that while the two cities are popular with gay and LGBT buyers – some neighborhoods and complexes are much more popular than others.

The differences between neighborhoods and complexes in each city can be very dramatic.

Both the medians in this report and our last report are based on 3 bedroom 2 bathroom homes.

Note the “Huge” difference in Median prices between homes for sale here in Oakland Park and homes for sale in Wilton Manor!

A difference of $165,000 or 58% above the median in Oakland Park!

The price analysis report for these homes is presented below. The price analysis report is very useful as its shows us the breakdown of inventory of homes for sale by price point.

You will see from this report how there is a good spread of homes for sale right up to homes priced to $549,999.

For Luxury Homes above $700,000 the choice is more limited as the spread of home prices increases – this is even more evident for luxury homes priced $700,000 or more.

It is important to note the number of homes for sale in the $600,000 – $699,999 price range – with 11 homes for sale.  

Typically this price point had just a few homes for sale – but we are seeing more and more “updated” homes being offered for sale in this price range.
