Of these 2567 condos currently for sale 488 are oceanfront units

In our last post for March / April 2017 there were 2578 condos for sale of which 488 condos were oceanfront units.

We can also see from this report that the median price is $329,700 – this being for a 1 bedroom 1 bathroom oceanfront condo for sale of 1050 square feet 

What is important to note however from this report is that these numbers represent condos for sale across Greater Fort Lauderdale and do not take into account individual neighborhoods.

Fort Lauderdale like any city varies by the block and while overall many parts of Fort Lauderdale are popular with the gay community – there are some communities / neighborhoods that are less popular – ones that as a Gay Fort Lauderdale Realtor – I personally would not recommend.

Oceanfront Condos

Here is our Fort Lauderdale Pricing Guide for Oceanfront Condos priced from $200,000 to $400,000.

We can see from this report that the inventory of units for sale increases as price increase – this is a newer trend.

In our last post the inventory of condos was fairly evenly spread from $250,000 – $400,000. 

Important to note however is that there are oceanfront units for sale that are priced under $249,999 – with 65 units for sale (which is up from 63 units for sale in our last post, 56 units in our prior post and 45 oceanfront condos for sale as in our earlier post).

Also important for buyers of Fort Lauderdale oceanfront condos to take into account – is that often times there will be a trade-off – between unit size and neighborhood / location.

Often time buyers come in with a specific desire to be in a popular gay neighborhood – however they find that their options in this price range can be limited.

We can see from this report that the median price for:

  • Oceanfront Studios is $257,450 – this being for a 533 square foot unit with 1 bathroom and a list price to square foot price of $496.00 
  • 1 Bedroom Condos is $314,900this being for a 900 square foot unit with 1 bedroom and 1 bathroom and a list price to square foot price of $352.00
  • 2 Bedroom Condos is $355,000 – this being for a 1150 square foot unit with 2 bedrooms and 2 bathrooms and a list price to square foot price of $286.00
  • 3 Bedroom Condos is $349,000 this being for a 1740 square foot unit with 3 bedrooms and 2 bathrooms and a list price to square foot price of $214.00

As a Fort Lauderdale Realtor / Real Estate Agent I personally find this summary chart useful.

Studios

There are 38 oceanfront studios in this price range – with prices from $210,000 – $380,000 – In our last post there were 34 oceanfront studios for sale.

Typically studios run at around $485.00 – $520.00 per square foot based on median prices – but they can go all the way to $1,250.00 or more – especially for Luxury Condo Hotel Units.

Fort Lauderdale has a great selection of Hotel / Condos that can be placed into the Hotel rental program – two of the most popular Hotel Condos is The Hilton Fort Lauderdale Beach Resort & The Atlantic Hotel.

The median price for a studio currently for sale in this price range in Fort Lauderdale is $257,450

It is important to note that while this is much the same as in our last 2 posts when the median was $257,900 – the median is well down from  prior posts when the median prices were $272,000 and $282,500!

Generally a studio is around 500 – 530 square feet in size

1 Bedroom Units

There are 254 x 1 bedroom oceanfront condos in this price range – this is up ever so slightly from our last post there were 253 x 1 bedroom oceanfront condos for sale.

Typically 1 bedroom condos run at $350.00 – $360.00 per square foot based on median prices – but they can go all the way to $660.00 or more.

The median price for a 1 bedroom 1 bathroom unit is $314,900 – this is down slightly from $315,000 in our last post!

Generally a 1 Bedroom condo is around 940 – 950 square feet in size.

2 Bedroom Units

In my experience 2 Bedroom units are by the most sought after unit with Fort Lauderdale gay realtors.  

Currently there are 191 x 2 bedroom oceanfront condos in this price range – This is up from the 187 x 2 bedroom condos for sale in our last post,m which was up from 171 x 2 bedroom condos for sale as in our prior post which in turn was up from 159 x 2 bedroom units for sale as in our earlier post!

The median price for a 2 bedroom unit is $355,000 – down slightly from our last report when the median was $358,400!

Generally a 2 bedroom condo is around 1100 – 1200 square feet in size – though some can be much smaller.

3 Bedroom Units

There are 5 x 3 bedroom oceanfront condo for sale in this price range – this is up slightly from 4 condos for sale as in our last post!

The median price for 3 bedroom condos for sale in this price range is $349,000 – this being for a 3 bedroom 2 bathroom unit of 1740 square feet with a list price to square foot price of $214.00

Generally a 3 bedroom condo is around 1650 – 1750 square feet in size, however they can also be much smaller.

Note: As you increase unit size in this price range you tend to move further away from central Fort Lauderdale and away from some the more popular gay friendly neighborhoods.

There are however still many great neighborhoods /communities that are popular with the Gay/LGBT community that are well worth considering.

In each post I like to feature a popular gay friendly neighborhood.

A popular neighborhood with Fort Lauderdale Gay Realtors including myself is North Beach  – a great neighborhood set between the Intracoastal and the Ocean!

Currently in the popular and gay friendly neighborhood of North Beach here in Fort Lauderdale there are 34 condos for sale – down a little from 44 condos for sale in our last post!

We can see from this report that the:

  • Average price for a condo in this price range here in North Beach is $307,171 – this being for a studio unit of 757 square feet.  In our last post the average price for a condo in this price range here in North Beach was lower at $296,818 – this being for a smaller studio unit of 819 square feet.
  • Median price for a condo in this price range here in gay friendly North Beach is $297,000 – this being for a 1 bedroom 1 bathroom unit of 651 square feet.  In our last post the median price for a condo in this price range here in gay friendly North Beach was lower at $277,250 – this being for a larger 1 bedroom 1 bathroom unit of 819 square feet.

We can also see that the lowest price unit is offered for sale for $235,000 – this being a studio unit, and that the most expensive unit is offered for sale for $395,000 – this being a 1 bedroom 2 bathroom unit.

Most Fort Lauderdale gay realtors will agree that this popular gay friendly community is one that is well worth considering – especially if your looking to purchase a Fort Lauderdale condo in the price range of $200,000 – $400,000.
