We can see from this report that:

New Listings – Last 30 Days

The median price for a condo / town home for sale – a new listing entered in the last 30 days in this price range is $1,049,000 – this also being for a 3 bedroom 3 bathroom unit of a slightly smaller size at 2332 square feet.

While it is usually important to note and compare the new listing price at $1,049,000 to the median price for all units for sale at $1,199,900 – in this case while the new listing price is down slightly – the closeness of the two prices is in my mind negligible.

This is also reinforced by the strength of the median sales prices for units over the last 114 days – see below.

Recent Sales last 90 Days

We can also see from this report that the median sales price for a condo / town home in this price range is $1,052,500 – this being for a unit sold in the last 90 days.

This median price is also for a 3 bedroom 3 bathroom condo / town home of 2308 square feet with a sales price to square foot price of $474.00

Important to note is the sales price to list price at 93.7% of list price – and the days on market at 114 days – this is the time it takes from the date the unit was listed for sale till the date the unit sold AND closed

114 days or under 4 months is fast and a sign of strong demand!

Neighborhoods in $800K Price Range

Fort Lauderdale has some great gay friendly neighborhoods in this price range.

Fort Lauderdale including Pompano Beach are great neighborhoods for condos / town homes in this price range. Both these neighborhoods offer a lot of choices – from new construction units, newer construction units (units completed in the last 10 years) right down to great units in mid-century buildings from the 50s.

North Beach is also one neighborhood well worth visiting – the range of units for sale and their location makes this neighborhood very appealing to gay buyers.

Las Olas and Victoria Park are also popular – with Las Olas offering many fine condominiums and upscale town homes.

Victoria Park has a great range of town homes and is very popular with the gay community. However this neighborhood continues to develop and parts of it can be very mixed indeed.

Coral Ridge is also a very popular choice as this is a popular gay friendly neighborhood – however the range on choices tends to be far more limited as this neighborhood has more single family homes.
