The median price for a condo / town home for sale in this price range is $325,000 – this being for a 2 bedroom 2 bathroom condo of 1095 square feet with a list price to square foot price of $295.00

Important to note is the in August 2014 the median was $279,000 – this being for a 2 bedroom 2 bathroom condo of 1311 square feet with a list price to square foot price of $211.00

New Listings – Last 30 Days

The median price for a condo / town home for sale – a new listing entered in the last 30 days in this price range is $330,000 – this being being for a 1 bedroom 1 bathroom condo of 1088 square feet  – with a list price to square foot price of $283.00

Note: the decrease in median floor square footage – from a median for all condos for sale in this price range of 1311 to a median for new listings of 1088 – a decrease of over 220 square feet!

Recent Sales last 90 Days

We can also see from this report that the median sales price for a condo / town home in this price range is $290,000 – this being based on a 2 bedroom 2 bathroom condo of 1200 square feet with a list price to square foot price of $259.00

In August the median was $254,500 – this being for a 2 bedroom 2 bathroom unit – a larger unit of 1425 square feet with a sales price to square foot price of $180.00

Also important to note is that the days on market has increased from just 47 days in August to 75 days now in October!

Days on market is the time from the date the unit was listed for sale till the unit sold AND closed!

Like all things however – prices change by neighborhood – and this is especially the case in popular gay friendly Ft Lauderdale neighborhoods.
