New Construction Single Family Homes

This is my Gay Fort Lauderdale Realtors Guide to New Construction Homes here in Ft Lauderdale – homes built or being and completed in either 2014 or 2015.

There are currently 146 new construction single family homes for sale in the MLS – with a wide range of prices from under $300,000 to $3 Million.

In our last report in August there were 96 new construction single family homes for sale in the MLS – with a wide range of prices from under $300,000 to well over 16 Million.

Of these 146 homes for sale:

  • 50 homes are priced between $200,000 and $350,000 – which is a popular price range for many Gay and LGBT buyers 
  • 66 are waterfront homes
  • 35 homes are luxury homes priced over $1 Million Dollars – with many of these being waterfront homes.

In this post we review new construction homes for sale, pricing, prices per square foot and more.

New Construction Homes for Sale

There are currently 146 new construction homes for sale here in Greater Fort Lauderdale.

We can see from this report that the average price for a new construction home here in Ft Lauderdale is $730,797 and the median is $619,900.

Important to note however is that there are 50 new construction homes for sale in the $200,000 – $350,000 price range – a price range popular with many of my Gay and LGBT buyers.

Also important to take into account are both the recent sales and pending sales for new construction homes.

We can see from this report that the average sales price has been $251,089 and the median has been $209,690.

Important to note are the median days on market at just 51 days – this is the time from the date the home was listed for sale till the home sold.

Also important to note is the median sales price to list price at 98.98% – almost full price indicating strong demand for new construction homes in and around the $250,000 price point. 

We have 136 Recent Sales / Pending Sales of New Construction Homes – almost the same number as there is currently for sale!

We can see from this report that the bulk of new construction homes are priced between $200,000 – $350,000 with 50 homes for sale in this price range.

As one of our companies Top Fort Lauderdale Realtors / Real Estate Agents – I am finding that the number of “affordable” new construction homes surprises many of my buyers.

Important to note also is that in this price range ($200,000 – $350,000) their is a good range of choices.

Most Fort Lauderdale realtors who deal in new construction will agree that being in “first” and “fast” with a building who is planning or has just commenced a new construction home is the “ideal” – as there is still time to allow you the buyer to customize or fine tune the home, the layout and the interior fit-out.

Many of my Gay and LGBT buyers will attest too – as it can save a lot of time and money down the track as it allows you the buyer to work together with the builder to really create your ideal dream home.

So with a median of just 51 days on market you need to be prepared to act quickly to make the house a custom home!

Fort Lauderdale is the Venice of America – and waterfront living is in high demand.

We currently have 66 new construction waterfront homes for sale – well up from the 39 new construction waterfront homes for sale that we reported in our last report in August 2014.
