Fort Lauderdale offers a great choice of condos in this price range
Currently there are 2153 Fort Lauderdale condos for sale in this price range – so there is plenty of selection.
Of these 2153 condos currently for sale 383 are oceanfront units
In our last post for September / October 2015 there were 1968 condos for sale of which 326 were oceanfront units.
The Price analysis report below show the inventory of condos for sale in each of the price ranges.
What is important to note however from this report is that these numbers represent condos for sale across Greater Fort Lauderdale and do not take into account individual neighborhoods.
Fort Lauderdale like any city varies by the block and while overall many parts of Fort Lauderdale are popular with the gay community – there are some communities / neighborhoods that are less popular – ones that as a Gay Fort Lauderdale Realtor – I personally would not recommend.
Here is our Fort Lauderdale Pricing Guide for Oceanfront Condos priced from $200,000 to $400,000.

We can see from this report that the inventory of units for sale is almost evenly spread for units priced $250,000 – $400,000
Also encouraging is that there are oceanfront units for sale that are priced under $249,999 – with 45 units for sale.
Note that that the number of units for sale under $249,999 is up from 36 units for sale in our last post.!
Also important for buyers of Fort Lauderdale oceanfront condos to take into account – is that often times there will be a trade-off – between unit size and neighborhood / location.
Often time buyers come in with a specific desire to be in a popular gay neighborhood – however they find that their options in this price range can be limited.

- Oceanfront Studios is $277,000 – this being for a 493 square foot unit with 1 bathroom and a list price to square foot price of $557.00
- 1 Bedroom Condos is $309,900 – this being for a 870 square foot unit with 1 bedroom and 1 bathroom and a list price to square foot price of $349.00
- 2 Bedroom Condos is $349,900 – this being for a 1200 square foot unit with 2 bedrooms and 2 bathrooms and a list price to square foot price of $283.00
- 3 Bedroom Condos is $391,000 – this being for a 1815 square foot unit with 3 bedrooms and 2 bathrooms and a list price to square foot price of $216.00

There are 22 oceanfront studios in this price range – with prices from $219,000 – $360,000 – In our last post there were 19 oceanfront studios for sale.

Typically studios run at around $550.00 – $590.00 per square foot based on median prices – but they can go all the way to $1400.00 or more – especially for Luxury Condo Hotel Units.
Fort Lauderdale has a great selection of Hotel / Condos that can be placed into the Hotel rental program – two of the most popular Hotel Condos is The Hilton Fort Lauderdale Beach Resort & The Atlantic Hotel.
The median price for a studio currently for sale in this price range in Fort Lauderdale is $279,000
This is down from our last post for 2015 when the median price for an oceanfront studio was $285,000
Generally a studio is around 450 – 500 square feet in size
1 Bedroom Units
There are 209 x 1 bedroom oceanfront condos in this price range – this is well up from our last post there were 180 x 1 bedroom oceanfront condos for sale.

The median price for a 1 bedroom 1 bathroom unit is $309,900 – this is up from our last post when the median was $279,000.
Generally a 1 Bedroom condo is around 600 – 700 square feet in size – however this months median is larger at just 870 square feet!
2 Bedroom Units
There are 124 x 2 bedroom oceanfront condos in this price range – the same number as in our last post!

The median price for a 2 bedroom unit is $349,900 – down ever so slightly from $349,950 in our last report for 2015
Generally a 2 bedroom condo is around 1200 – 1300 square feet in size.
3 Bedroom Units
There are just 2 x 3 bedroom oceanfront condos in this price range – this is down from 3 x 3 bedrooms condos for sale as in our last post!

Typically 3 bedroom condos run at $210.00 – $220.00 per square foot based on median prices – but they can go all the way to $300.00 or more.
The median price for a 3 bedroom unit is $391,000 – in our last post the median was $394,000.
Generally a 3 bedroom condo is around 1700 – 1800 square feet in size.
Note: As you increase unit size in this price range you tend to move further away from central Fort Lauderdale and away from some the more popular gay friendly neighborhoods.
There are however still many great neighborhoods /communities that are popular with the Gay/LGBT community that are well worth considering.
